                              | How to fight fleas The natural way: 
 • Vacuum your home frequently and seal vacuum bags before disposing.
 
 • Wash the bedding of your dog weekly in warm soapy water. This is where fleas usually breed.
 
 • Bathing your pet weekly with a mild dog shampoo prevents flea invasion.
 
 • Use cedar shampoo for your dog, and put cedar oil in their sleeping mats. Cedar will repel fleas and other insects.
 
 • Fleas are attracted to dry skin, so to avoid it, give your dog Linatone oil mixed with its food. Excessive shampooing should be avoided.
 
 • A mixture of brewer’s yeast and garlic, available in powder or tablet form can be given in small doses to your pet. This creates a certain odor in pets, and fleas are surely to avoid them.
 
 • Fresh or dried pennyroyal leaves is a natural flea repellent. Use this in carpets to avoid the abundance of fleas in the home. Do not use it if you have small children around, as this could be toxic.
 
 • A mixture of 60 ml of lavender oil with 2.8 liters of rock salt can also be placed in areas where dogs usually come in contact with and this solution could also be used to wash your dog.
 
 • Planting marigolds in the yard is helpful too, it repels certain types of bugs as well as fleas.
 
 • Boiled lemon or orange peel in water can be used as a dip for dogs and can be used too to soak in dog bedding for a few hours, then washed with warm soapy water.
 
 • Lukewarm water with little shampoo and detergent is a good way to prevent fleas. A dog’s body may be dipped into the solution for fifteen minutes and then rinsed. This only works if flea infestation is light.
 
 The natural way of treating fleas is effective only if the level of flea infestation is average to very few. This method usually is recommended for prevention only.

 Different commercially available products with chemical contents:
 
 • Advantage. Active ingredient is imidacloprid. This is a flea poison, from Bayer. It is in a liquid form and applied to the skin, at the back of the dog, and works for about a month. This works by upsetting the nervous system of fleas when they come in contact with the liquid. This product is fast acting and is not absorbed into the internal organs and bloodstream of the dog.
 
 Studies indicate that this product is highly toxic to fleas and other insects as well. A dog will be free from fleas in just a couple of days.
 
 Ingredients are: imidacloprid -- a chloronicotinyl nitroguanidine integrated from the nitromethylene class of a compound. This joins the nicotinyl receptor sites of insects, thus upsetting normal nerve transmission which causes death.
 
 A set of two vials costs 15-20 dollars.
 
 • Frontline. This product is very similar to Advantage, but is not water soluble, so alcohol is needed to wash it off. This can safely be used in pups, dogs, cats and kittens.
 
 Efficiency in repelling lasts up to four months.
 
 Active ingredients include: Fipronil 5-amino -1- (2, 6-dichloro-4 [trifluoromethyl]phenyl) -4- (1,R,S)- (trifluoromethyl0sulfinyl) -1H-pryazole-3-carbonitrile 0.29% inert ingredients 99.71%.
 
 Fipronil works as a nervous transmission interruptor, which causes quick death to fleas and ticks. It is proven to kills 96% of fleas for the first two hours and 100% within 24 hours. Ticks die sooner than they attach themselves to the host. Fipronil is from the new phenylpyrazole class.
 
 Very effective and can be considered safe, so long as dogs are not allergic to fipronil.
 
 • Knockout. Performs like Frontline and is as effective, but can only be used in dogs. Active ingredients: Pyriproxyfen: 21[1-methyl-2-(phenoxyphenoxy)ethyoxy] pyridine....0.05% cyclopropanecarboxylate 2.00% inert ingredients 97.95% Also has NYLAR, which is flea growth regulator.
 
 • Biospot. This is for topical application and kills up to 75 percent of fleas, eggs, and ticks. It also is a good repellant of mosquitoes and works for about a month. Temporarily, at times, it turns white hair to yellow. This can not be used in cats and contains permethrins and IGR.
 
 • Proban (cythioate) and Prospot (Fenthion). While not to be used in cats, they are widely used in dogs. This is absorbed by the bloodstream and fleas die due to the poison that is present in the blood. For it to work, it requires the bitting of fleas. There are certain conditions to be considered though. You are injecting a small dose of poison into your dog’s body and side effects are not known. Then this does not help if a dog has flea allergy, and can not risk to be bitten.
 
 Generally fleas abound during the summer months, when it is their breeding season. These commercial products can greatly help in fighting heavy flea infestation and needed where severe invasion occurs. However, it is always best to consult with your veterinarian as the choice of flea control will greatly depend on your life style.

                              | Why Your Writing Time Is Worth More Than Money |  
                              | I used to think that everything in my life was geared around saving money. Even when it came to my writing I would rather waste time doing things the long way rather than spend money that would help speed my career along. 
 Bu then something happened that made me realise that my writing time is worth far more than money and now my time is much more profitable.
 
 The thing that happened was Nick Daws Quick Cash Writing course. Id been receiving Nick Daws Ewriter Newsletter for a few months when he started mentioning his Quick Cash Writing course. I took a look at his sales page for this product and saw that it came with a 60-day money back guarantee and that the course promised that I could earn 30-times the cost of the course by the time Id finished it.
 
 So I reluctantly parted with my cash and downloaded the book. Once I started reading it I couldnt wait to get started and began the course with great gusto.
 
 By the time I was halfway through the course I realised that the initial promise of earning 30-times the cost by the time Id completed the course was wrong  because Id already done it.
 
 I was totally hooked on this course because it made me start writing, told me where to submit my work and kept me writing more. The cheques were rolling in and I was extremely happy.
 
 So then I decided to try Nick Daws other course, Write Any Book in 28 Days or Less. Again I began the course with the same amount of gusto and 4 weeks later I sat looking at my manuscript which was pretty amazing considering I didnt even know what I was going to write about when I started. Since then my manuscript has been edited, finalised and has now been sent to my agent.
 
 But I was now an addict for downloadable products because now I knew how much time I could save (Id never had written a book in 4 weeks without the course) and how much money I could earn (Id never been so motivated to write so much without the Quick Cash Writing course, which Ive done several times now).
 
 So then I spent more money and bought Jim Edwards Write and Publish Your Own eBook in as Little as 7 Days, which I also did and the eBook has been very profitable indeed and Im now writing my second.
 
 I also bought Jim Edwards Affiliate Link Cloaker so that none of the visitors to my website could tell which links contained my affiliate code which stopped my website looking like a sales pitch and which increased my sales.
 
 I then also bought Article Submitter which helps me submit all my articles to article directories in minutes  which was a job that used to take hours.
 
 But then I made the ultimate and most expensive purchase  and it wasnt even downloadable or related to writing in any way. I bought an iRobot called Roomba and it runs round my house on its own and vacuums the carpets, rugs and floors while I write.
 
 Does Roomba make me lazy? No, I dont think so. Vacuuming in our house takes a long time because with 3 pets there are a lot of animal hairs around that can be difficult to pick up, but Roomba is built to be especially good with picking up pet hairs  and so it is. Ive now gained extra hours to write each week.
 
 But the whole point Im trying to make here is that in my opinion, my writing time is more important than money. In fact Ive discovered that, through careful selection of products, the more money Ive spent the more Ive earned.

                              | Are There Poisons in Your Yard? |  
                              | Each year many dogs die from ingesting poisons they found in the house, backyard, or neighborhood. According to The American Society for the Prevention of Cruelty to Animals (ASPCA) the numbers are increasing. In some cases the increase is quite dramatic. 
 There are numerous plants and fertilizers that are poisonous. In fact, there is a very popular cocoa mulch that people like to use because it degrades into an organic fertilizer. It also lacks that strong, pungent smell found in regular fertilizer. It even has an attractive color and odor.
 
 Unfortunately, it is a life-threatening poison for dogs that are attracted by the smell and often eat varying amounts. One dog in particular found a bag of it on the patio, got into it, and ate a large amount. The next day he suddenly had some seizures and collapsed dead.
 
 The ASPCA highly recommends that anyone with a dog or any animal that might be tempted to eat this fertilizer not use it, especially if their dog is ever unsupervised in the yard.
 
 Fertilizers are not the only things found in our yards that are poisonous for our dogs. There are some plants that we need to avoid if we want to keep our pets safe and healthy.
 
 The following is a partial list of plants that can kill:
 
 Azalea/Rhododendron
 Oleander
 Castor Bean
 Cyclamen
 Yew
 Some mushrooms (always assume that an ingested mushroom is toxic and see your vet)
 
 Plants that can cause liver, heart and/or kidney damage include:
 
 Lilies
 Tulips
 Marijuana
 Cycads (such as the Sago Palm)
 Kalanchoe
 Foxglove
 Rhubarb
 Shamrock
 Autumn Crocus
 Rosebay
 
 If you think your pet has eaten a poisonous plant or fertilizer contact your vet immediately. If you dont know if the plant is toxic to animals bring a sample to your local nursery.
 
 Symptoms can very, and can even take hours or days to appear. The dog mentioned above seemed fine until the seizures started. The owner had no idea that the cocoa mulch was toxic.
 
 The best way to prevent your pet from ingesting a poisonous plant is to dig up any toxic plant that is in your yard. There are so many beautiful plants available that are not poisonous that there is no need to have one around that could kill your pet.
 
 Its possible you could train your dog to leave the plant alone, but its really not worth the risk. Remove the Oleander, Sago Palms and Lilies from your yard and grow safe plants in their place.
 
 When you put fertilizers, insecticides or herbicides on your lawn or in your garden make sure your dogs and cats do not go on the treated areas until the time listed by the manufacturer. If there is no time listed call the company who manufactured the product to find out.
 
 Dont use snail bait that contains metaldehyde, fly bait that contains methomyl, and mole or gopher bait where your dog or cat can get to it. Most forms of rat poisons are also toxic for pets.
 
 Also, be sure to store any unused fertilizers, pesticides, and herbicides in an area that is not available to your pets. Dogs can easily tear into a bag of fertilizer, as that dog did with the cocoa mulch, and eat half the bag before anyone notices.

                              | As far as sailing destinations go, Gippsland Lakes is just terrific. It's just a few hours easy drive from Melbourne. This makes it a perfect long weekend sailing destination and the opportunities for diverse interests are absolutely wonderful. 
 Hiring a yacht or cruiser from Riviera Nautic at Metung is a breeze.  If you're just after peace & tranquility, well, there's nothing much to beat one of the many tiny, secluded, romantic bays like Boxes Creek or Duck Arm. When the day is done, you can't help but soak up the fresh air and refresh your soul.

                              | 5 Ways to Stop Your Dog From Barking Excessively |  
                              | Without a doubt one of the most annoying issues for owners is a dog that is a chronic barker. These dogs seem to bark at anything and everything and do not stop barking even when the threat or event is over. While chronic or excessive barking is often associated with small dogs all sizes and breeds of dogs may become chronic barkers under the right set of conditions. 
 What makes a dog bark?
 
 Initially puppies and dogs bark to attract attention, notify owners of a stranger or unusual event, or to defend themselves and their property. Most owners appreciate a dog that barks to notify them when a stranger approaches or there is a knock at the door. The problems start to happen when the dog does not disengage from the barking activity, even if corrected. Some chronic barkers will not stop even if removed from the room and will continue to bark even if placed outside.
 
 Usually dogs that have a problem with barking started this behavior because they were bored or received attention for barking. Remember that to a dog all attention is good, even if it is negative. Therefore when a dog is bored, lacks attention and then barks and gets yelled at, he or she quickly learns that barking gets human attention, which is just what he or she wants. Once this pattern has been established it is more difficult to correct than catching it early and stopping it as it develops.
 
 Working With A Puppy or Dog
 
 Puppies are often very cute when they bark and owners do little to correct the barking. Once they become a bit older the problem becomes more annoying, but by then the behavior is established. If you want to have a watchdog consider using the following method:
 
 When the stranger comes to the house or yard and the puppy or dog barks, immediately praise the puppy. After one or two barks say Enough or Stop and then immediately give them a toy or chew item to distract them from barking. As soon as they take the toy praise them for stopping and provide attention for quiet behavior.
 
 If the puppy or dog continues to bark and doesnt take a toy consider giving them a food treat. Again praise as soon as the dog is quiet after you have given the verbal command.
 
 Spend time playing with the puppy and provide attention when they are quiet.
 
 Never yell at the puppy or hit the dog to make it stop barking. This will only raise the puppies anxiety level and lead to more barking or even more aggressive behaviors such as biting or running away.
 
 A squirt bottle filled with tap water can also be used to stop the puppy from barking, although this should only be used if other methods fail. Again, the word Enough or Stop should be used prior to the water bottle, and the puppy should immediately be praised when he or she sits or stands quietly beside you.
 
 For dogs or puppies that bark chronically when the owner is away consider providing more toys and activities for the dog. In addition take them for a long walk or play games with them to provide more stimulation before you leave them alone. Try to make the times away from home as short as possible and praise the dog when you get home and all is quiet.
 
 Be as consistent as possible if you are trying to train or correct a barking dog. Always respond the same way to barking. Dogs become very confused if one day they are allowed to bark and other days they given negative attention for barking. Always pay attention to the dog when it is quiet or behaving appropriately and spend extra time exercising and playing with the dog or puppy to ensure that they will be tired and relaxed when you are away from home.

 The Beagle is a breed that ranks as one of the top choices for families. These dogs are extremely loyal, charming, and very sweet. Although great with people, the Beagle has an amazing sense of smell, which can make leash training a bit of a challenge. However, with patience and determination, you can help your dog overcome this behavior. The Beagle falls within the Scent Hound and Hound group of dogs, which is recognized by the American Kennel Club.  Physical Appearance
 
 The average weight for a beagle is between 15 and 28 pounds with height around 13 to 16 inches. With proper care, the Beagle can live up to 14 years of age. The body of this breed tends to be compact with floppy ears, gentle expression, and smooth, short hair. Although a strong dog, the Beagle is not an overly muscled breed. The colors recognized by the American Kennel Club include the following:

 Because the Beagle is such a docile breed, they work well in just about any situation. The only thing to remember is that the Beagle should be well socialized to avoid problems with timidity. However, if you want a great family dog, this breed is superior. You will find the Beagle to be highly intelligent although when it comes to training, they can be a bit on the stubborn side.
 
 This breed is generally a pack animal, which means they can have tendency toward separation anxiety. While you could certainly own one Beagle with or without another dog, they are usually more content with a furry friend. Sadly, many people associate the Beagle with howling and although some do, not all dogs of this breed are vocal.
 
 Funny, loving, gentle, and enjoyable are all words that describe the Beagle. Even with their stubbornness while walking, this particular breed is rarely known to become angered. The smaller size, temperament, and personality are just a few reasons more and more families are choosing a Beagle.
 
 Health
 
 For the most part, Beagles have few problems although there are a few things you want to be aware of before choosing this breed. As you will notice by the appearance, the Beagle has long, floppy ears. While beneficial, the ears can also stop air from getting into the ear canals, which can create minor problems. Typically, wiping the inside of the ears out a few times a week will prevent the buildup of dirt.
 
 Another relatively common problem is with ingrown eyelashes, something known as Distichiasis, which would require a quick trip to the veterinarian. You also want to watch the weight of your Beagle in that these dogs love to eat. Unfortunately, too much weight can cause serious problems with joints, specifically Hip Dysplasia. Other potential problems although not as common include Congenital Heart Disease, Polyarthristis, which is a condition by which the immune system actually attacks the dogs joints, and epilepsy and seizures.

                              | There are LOTS of products to protect your dogs, cats, ferrets, mice, rats etc., and if you give me a minute I'll sell you all of them at http://www.gonatures.com but today I'm out to save you some money, get you much closer to your pet, and eliminate the need for my own Flea & Tick products. Here's a few tips you can easily use to deal with Ticks, Fleas and other small insect parasites that, literally, LIVE to hitch a ride on your little loved ones. 
 Eucalyptus: I've had 2 separate, successful incidents of eliminating a flea infestation in my home using this common tree. By Infestation I mean fleas jumping on my bare feet while just walking through a room. It got that bad because we did NOT want to use an insecticide at all, let alone INSIDE our house! I did a lot of research on natural methods of dealing with fleas and ticks. Most were a bust, but we did find a write-up in Jethro Kloss' "Back to Eden" that suggested using Eucalyptus.
 
 Here's what we did: There happened to be a grove of Eucalyptus trees just across the road from our house. We went over there and picked up a bunch of fallen branches and cut a few down too. We took them all across the street, took all the leaves off and spread them all over the house. About 48 hours later, there wasn't a flea or tick to be found, not even on Disco (the cat) or Toke (The dog). As it turns out, most insects, including fleas and ticks, are not particularly fond of the scent. They simply left on their own. We were delighted that we didn't have to harm anything, including the pests we wanted to be rid of, while solving a real problem with no cost what so ever.
 
 Years later I had the same problem with a roommates' Cat. My roommate insisted her name was "Sly" but I called her "The Evil One"! That's a story for another day, however. This time there were no Eucalyptus trees to be found and we didn't have the luxury of raiding a nearby grove. So I tried the next best thing. I remembered that it was the scent that the nasty little buggers didn't like, so I went to "the Body Shoppe" at the Mall and got some Eucalyptus oil and put it in a spray bottle with a bunch of warm water and walked through the house spraying every carpet and rug I could find. Furniture too! Sure enough, about 48 hours later, we were free of fleas and ticks and the house smelled nice too.
 
 Love that Jethro Kloss! He also suggested making a shampoo for furry animals that includes good concentrations of Pennyroyal. It's as effective as any current meds available today but it's a lot more labor intensive. It smells pretty good too! You have to shampoo your pets regularly, about every 5-7 days in some cases. The labor comes in when you have to negotiate with a cat to give them a shampoo ONCE let alone every 5 days. The Dogs had fun with the whole operation, though. When they got out of the tub naturally they would run through the house shaking the water off their coats (Pennyroyal and all) all over the house. Immunizing the rugs and furniture in the process. How thoughtful!
 
 Lastly, and this one works for Ticks much better than fleas, you can pick up some "Brewer's Yeast" or "Nutritional Yeast" in the bulk section of most grocery stores these days and certainly at any natural food store and it's dirt cheap. Just sprinkle a little bit on your dog or cat's food every so often. When a tick bites your loved one they don't like the taste and start looking for another host to hitch a ride on.                               | Nintendo Wii Brings The Gym To You With Wii Fit |  
                              | Nintendo has announced a new fitness game Wii Fit which is a full on exercise product set to give you more of a workout than Wii Sports, while still retaining all the fun of gaming. Wii Fit will help to keep you physically fit via a dedicated peripheral, a wireless balance board which comes with the game. There are over 40 different activities, including hula hooping, ski jumping and heading soccer balls. 
 The hula hooping consists of, as youd expect, gyrating your hips with a virtual hoop onscreen and then as the game progresses, characters will throw more hoops for you to catch and rotate as many times as you can until the time runs out.
 
 The skiing game gives you two chances to make the longest jump you can whilst keeping your balance when landing. Players can increase speed by leaning forward, the more you lean the faster youll go, and upon reaching the jump, you stand up straight ensuring your weight is evenly balanced for a good landing.
 
 For the football game, you will need to balance on the board moving from side to side whilst balls are fired at you to hit back on to the field and avoiding other objects that are thrown at you at the same time.
 
 Training falls into 4 categories: Aerobics, muscle conditioning, yoga and balance games. Players can assign their height to a profile to measure body mass index and Wii fitness age as well as monitor progress and record performance statistics.
 
 The calorie busting fun could appeal to couch potato kids as well a non gamers, perhaps using the Nintendo Wii as a slimming tool which would be a move into the lifestyle category rather than gaming, covering the market from another angle.
 
 Nintendo hasn't given a release date yet for Wii Fit, although its thought to hit the highstreet in early 2008.

                              | Travel In Buenos Aires: A Quick Barrio Guide |  
                              | Cross the street and everything changes. Buenos Aires, more than most cities of a comparable size, gives you the feeling of a patchwork quilt city  a city which is defined by its neighborhoods (barrios). 
 If you ask a porteo, one of Buenos Aires residents, where hes from, he wont say Buenos Aires  hell give you his neighborhoods name. And if you ask him which barrio is the best, any self-respecting porteo will tell you that his barrio is.
 
 Its best to take this advice lightly and sample a handful.
 
 The barrios commonly visited by tourists and travelers include, in descending order of popularity:
 
 1) Recoleta. Buenos Aires equivalent of New Yorks Upper East Side or Londons Knightsbridge. Fancy, ornate and posh. A quick list of things to see and do include the cemetery, the lobbies of the five star hotels (of which the Alvear is the most ostentatious), and Avenida Santa Fes shopping.
 
 2) Palermo. Known for its parks as well as its restaurants, bars and colorful little shops. When Palermo is mentioned as the best place in Buenos Aires to go out, its probably Palermo Viejo and Palermo Hollywood (two micro-barrios) that are being referred to. Theyre BAs hippest places to be seen at the moment, where you can take part in the citys crazy nightlife that doesnt even begin to slow down until the suns already risen. (A proper Buenos Aires night out should finish with breakfast.)
 
 3) Downtown (Microcentro). This is where Buenos Aires suits go on a business day. Its the center of the nations economy, a place of high rise office buildings, narrow crowded streets, and exhaust fumes. For the tourist without business concerns, its almost entirely devoid of interest (though you wouldnt know it from the large numbers who flock there). Towards San Telmo, in the older part of the downtown area, there are sites to be seen, however: the Plaza de Mayo, the Casada Rosada (the Pink House, Buenos Aires equivalent to the White House) and the Manzana de las Luces are all worth a visit.
 
 4) San Telmo. A barrio of cobblestone streets, antique stores, and colonial area mansions. In the early days of Buenos Aires, the Spanish and upper-crust criollos established themselves in this area and built grandiose buildings with interior patios. When those moneyed citizens fled San Telmo and took off for Recoleta to escape cholera epidemics in the late 19th century, the mansions were abandoned to squatters and San Telmo was transformed into the center of Buenos Aires bohemia. Recently, interest from visitors, foreign and Argentine alike, has brought gentrification to the barrio. This means security, once a sore spot, has improved, but prices have shot up as well.
 
 5) One place where it is still best to watch your wallet though is La Boca. As a matter of fact, its really only recommendable to visit the tourist area of El Caminito where the Argentine Federal Police have been stationed to watch your back. This little street, with its bright colored houses, has very nearly been touristed to death. Still, no visit to Buenos Aires is complete without a visit to the fabled street of garish colors. On game days, the soccer stadium in La Boca is another major reason to visit the barrio.
 
 When you come to Buenos Aires, though, do yourself a favor and try to break out of the established tourist routines, if only for a little while. Just a few recommendations of the lesser visited barrios, where your fellow-citizens and fellow travelers are less likely to be tagging along with you, include:
 
 Las Caitas in Belgrano. Restaurants, restaurants, restaurants galore (plus, its a stone throw from Palermo).
 
 Almagro. What San Telmo used to be, Almagro still is: Bohemian. Check newspaper listings for tango concerts, independent theatre and other events in the area. Meanwhile, the cafe Las Violetas, on the corner of Rivadavia Avenue and Medrano street, is amongst the most beautifully restored historic cafes in the city.
 
 Mataderos, an outlying barrio where the citys butchers still ply their trade, is also a find, not so much for the barrio itself but for the Sunday afternoon market which takes place in the barrios main square. This market is not to be confused with the markets in San Telmo or Recoleta. Its bigger, better, with a greater variety of authentic hand-craft goods  leather and silver amongst others. In the spring and summer months, gauchos from the nearby countryside perform rodeo displays at the market as well.

                              | How often have you thumbed through a business opportunity magazine, noticed a franchise opportunity advertisement, and felt you'd really like to get in on that...if only you had the money? If you're like most who are seeking greater opportunity and wealth, this probably happens with you more often than you care to admit, except perhaps in strictly private conversations. 
 When the average person sees one of these opportunities, or comes up with a similar idea of his own, the problems of start-up capital may seem formidable. But in reality, they may not be. In fact, just about anyone with a good credit record and an "insider's sense of business" can get the capital he or she needs, whenever it's needed. The secret is in knowing how to put together a proper proposal, and to present it to the right per son. These are the "how-to" instructions we're going to give you in this report.
 
 The first thing you're going to need is a complete business plan. This is a complete and detailed description of exactly how you intend to operate the proposed business. Your business plan should detail precisely the product or products you plan to sell; how you're going to produce or manufacture the product; your costs (inventory costs if you're purchasing them from a supplier); who is going to sell those products for you; how they're going to be sold; the attendant costs; when you expect to recoup your initial investment; your plans for growth or expansion; and the total dollar amount you're going to need to make it all work according to your plan. Your business plan must be detailed - complete with projected income and expense figures - through at least the first three years of business.
 
 Now, assuming you have your business plan all worked out, put together and ready for presentation with your request for capital, let's talk about your capitalization proposal.
 
 First, keep in mind that whenever you ask somebody for money, whether it's for a small personal loan or a large amount of money to finance a business, you're involved in a selling situation. You have to prepare a "sales presentation" just as if you were getting ready to sell an automobile or refrigerator. Within this sales presentation you must have all the facts and figures; you must anticipate the questions and the possible objections of the prospective lender with answers or explanations; and you must "package" it as impressively as you would yourself for an audience with the president of IBM or General Motors.
 
 The more money you ask for, the more "in-the-know" will be the people you want to borrow from, and so the more detailed and organized your proposal must be.  Look at it this way: The more money you request for your business, the more your lenders or prospective investors are going to want to know about you, your planning, and your business. It's just that simple at the bottom line. Under the law, credit bureaus are required to give you all the information they have about you in their files, and it's your right to correct any errors or enter explanations regarding negative reports on your credit. Do this without fail because prospective lenders or investors will definitely check your credit history.
 
 So, now you have your balance sheet prepared; your credit history organized in a light that's favorable to you; your business plan (with costs and income projected over the coming three years), you're ready to start looking for lenders or investors.
 
 Almost all franchisors offer help in setting up with one of their franchises. Most will go out of their way to assist you in getting the financing you need. Some will lend you the entire amount, with payments coming out of the income they expect you to make from their franchise operation. Many will carry this loan themselves, while others will carry part of it and find you a lender to finance the remainder.
 
 Franchisors have two objectives in mind when they offer franchises to the public: They are trying to expand their operation, thus increasing their profit, and they are trying to raise capital for themselves. Generally speaking, if you have a good credit history, and if they feel you have the necessary business personality to achieve success with one of their operations, they'll do everything within their power to get you in a franchise outlet. Keep this in mind the next time you see an advertisement for a promising franchise opportunity requiring a substantial amount of cash outlay. You don't necessarily have to have all the money. They want you, and they'll help you!
 
 Many people seem to be unaware that most of today's largest corporations started on a shoestring - on borrowed money. Many people seem to feel that unless they've got it all "in hand" in savings, then they'll just have to keep plugging away until they can save up enough to take the big plunge. Nothing could be farther from the truth. Just a quick bit of research will show that 999 out of every 1,000 businesses were begun on borrowed money.
 
 Look to your family and friends for financial help. Approach them in a business-like manner; tell them about your idea or plans, and ask them for a loan. Agree to sign a formal statement to pay them back in three, five or ten years, with interest.
 
 When you have your proposal assembled, you might even want to think of a limited partnership or even a general partnership arrangement as a way to finance your project. In any kind of partnership, each partner shares in the profits of the company, but in a limited partnership, each person's loss liability is limited to the amount of money he initially invested. The truth is, in this kind of a situation, you'll be doing all the work and sharing your gain with your partners, but then it's a fairly sure way to obtain needed financing.
 
 Another common method of obtaining business financing is through second mortgage loans on a home or existing piece of property. Say you purchased a home ten years ago for $35,000, and today the assessed valuation is $85,000, with a mortgage of $25,000 still outstanding. A lender may consider your home to be security or collateral for a loan up to $60,000. In many instances, this is the easiest and surest way of getting the money needed for franchise or other business investment. And, it makes sense; you've got "net worth" available that is doing nothing but sitting there. Take this equity and invest it in a worthwhile business, and you could double or triple your net worth each year for the rest of your life.
 
 Deciding to obtain a second mortgage on your home in order to finance a business opportunity is without doubt a major decision, but if you are sure about your investment project, and are determined to succeed, you owe it to yourself to go ahead. You could incorporate yourself, borrow money from your family through a second mortgage on your home, and protect against the loss of your home through the Federal Home stead Act. The important point here is that all business opportunities involve risk and sacrifice. It's up to you to determine the feasibility of your success with your proposed venture, then decide on the best way possible to proceed.
 
 In every instance where you run into reluctance on the part of a lender to lend you the money you need, explore the feasibilities of "two-name" or "co-signed" loans. You can have the franchisor sign with you, or one of your suppliers, a business associate or even a friend. Oftentimes you can borrow or rent collateral such as stocks, bonds, time certificates, business equipment or real estate, and in this way give greater confidence to the lender in you r abilities to repay the loan. Whenever you can show a contract from someone who has agreed to purchase a certain number of your products or services over a specified period of time, you have another important piece of paper that most lenders will accept as collateral. Still an other possibility might be to get a bank or a firm that has loaned you money in the past to guarantee your loan. They simply guarantee that they'll lend you money in the future if ever the need should arise.
 
 Going straight to you neighborhood bank, applying for a business loan and walking out with the money is just about the most unlikely of all your possibilities. Banks want to lend money, and they must lend money in order to stay in business, but most banks are notoriously conservative and extremely reluctant to lend you money unless you have a "regular income" that "guarantees" repayment. If and when you approach a bank for a business loan, you'll need all your papers in order - your financial statement, your business plan, credit history and all the endorsements you can get relative to your succeeding with your planned enterprise. In addition, it would be a good idea to take along your accountant just to assure the banker that your plan is verifiable. In the end, you'll find that it all boils down to whether or not the bank officer studying your application is sold on you as a good credit risk. Thus you must impress the banker - not only with your proposal, but with your appearance and personality as well. In dealing with bankers, never show an attitude of doubt or apology. Always be positive and sure of yourself. However, don't come on so strong to them that you're either demanding or overbearing. Just look good, know your stuff, and project an attitude of determination to succeed.
 
 Your best bet, in attempting to get a business loan from a bank, is to deal with commercial banks. These are the banks that specialize in investment loans for going businesses, real estate construction, and even venture programs. Look in the yellow pages of your telephone or business directories; call and ask for an appointment with the manager; and then explore with him the possibilities of a loan for your project. One of the "nice things" about commercial banks is that even though they may not be able to approve a loan for your business ideas, they will almost always give you a list of names of business people who might be interested in looking over your proposal for investment purposes.
 
 A lot of commercial banks stage investment lectures and seminars for the general public. If you find one that does, attend. You'll meet a lot of local business people, some of whom may be able to and interested in helping you with your business plans.
 
 When you're looking for money to move on a business deal, it does not really matter where the money comes from, or how it all comes about. It's important that you get the money, and at terms that are suitable to you. Thus, don't overlook the possibilities of an advertisement for a lender or investor in your local papers. Place your ad as well in national publications reaching people looking for investments. Other avenues to seriously consider are foundations that offer grants, local dental and medical investment groups, legal investment groups, business associations, trust companies and other groups or organizations looking for tax shelters.
 
 Basically, it isn't a good idea to go to a finance company or other commercial lender of this type for a business loan. The most obvious reason is the high interest rates you have to pay. These companies borrow money from larger money lenders, and then turn around and lend it to you at a higher interest rate than they pay. Herein lies the means by which they make money from granting loans to you. The more it costs them to provide the money for you, the more it's going to cost you to borrow their money. The only element in your favor when borrowing from one of these agencies is that most will generally lend you money against collateral other lenders just won't accept. Insurance companies, pension funds, and commercial paper houses are not too out of sight with their interest rates, but they generally will not even consider talking to you unless you're requesting $500,000 or more. They'll also pretty much require that your business proposal be backed by the best possible plan.
 
 Finally, the bottom line is this: You must have a well-researched and detailed business plan; you must have all your documents and projections put together in an impressive presentation; and then, you will have to be the one who does the final selling of your proposal to the investor or lender. This means your appearance, personality and attitude, because - make no mistake about it - before anyone lends you any size able amount of money, they're going to want to take a close look at you personally before they hand over the money.
 
 Actually, the different ways of financing a franchise opportunity are as many and varied as your own creativity. The sources of obtaining money are virtually limitless, and available to anyone with an idea.
 
 One word of caution before you jump into any franchise purchase agreement: The price you pay to participate in a franchise operation is not always the total cost involved in getting the business off the ground. With some franchise operations, you may find other costs such as down payments on the purchase of property, building construction costs, remodeling or site improvements, equipment, fixtures, signs, advertising, and training. Virtually all franchise deals require that in addition to the purchase price or the license fee of the franchise, you're required to give a certain percentage of your gross business income to the franchisor, plus extra payments for promotion and administrative costs. Above all else, before you get involved in a franchise, or any business venture for that matter, make sure you've conducted a complete and thorough investigation of the opportunity presented. If it's a good deal, then go with it; but if you have any doubts or feel as though you're getting in over your head, back off and look around for something not quite so ambitious, or perhaps expensive.
 
 There are a lot of good franchise opportunities, and some not so good. It's important that you be sure of what you're investing in, and that you can make money with it.
